City of Denton Kicks off Northeast Denton Area Plan

The City of Denton has begun the process of creating vision and policy guidance for the future development of northeast Denton, which is bordered by Sherman Drive / FM 428, the Greenbelt, US 380 and Loop 288.

The area includes routes that are popular for cycling, including Hartlee Field Road, FM 428, the Greenbelt, Collins Road and part of Mingo Road.

The purpose of the plan is to respond to development pressures in the area, according to the city website for the Northeast Denton Area Plan. Recent proposals for development or rezoning were denied by the Denton City Council following concerns raised by nearby residents about density, traffic and environmental protection.

Anyone interested in the area may attend a community visioning open house hosted by the City at the Hodge Elementary cafeteria (3900 Grant Parkway) on either of the following dates:

Mobility Plan for Northeast Denton

During the Denton Mobility Plan update in 2019 through 2022, residents raised concern over the plan’s proposal to eventually change Hartlee Field Road from a small, two-lane rural road into a secondary arterial road.

According to the Denton Transportation Criteria Manual, Denton’s standard for a secondary arterial is four lanes and a design speed of 40 mph. 

Hartlee Field Road is a narrow two-lane rural road often lined by trees.

In addition to proposing Hartlee Field Road as a secondary arterial, the approved 2022 Denton Thoroughfare Plan also proposes a new primary arterial road between FM 428 and Rockhill Road. Denton’s standard for a primary arterial road is six lanes wide and a design speed of 45 mph.

Denton’s 2022 Thoroughfare Plan identifies current and future roadway types.

The approved 2022 Bike Plan indicates sidepaths along planned secondary and primary arterial roads. Future trails are also possible along waterways.

Visioning Open House

The City of Denton is preparing a Northeast Denton Area Plan to:

  • establish a long-term vision and plan for the area to shape its future character

  • communicate desired types of development and preferred locations

  • identify opportunities for land preservation

  • direct public investments.

This plan will set clear policy direction and include supporting implementation action items. As part of creating this plan, the City is holding a Northeast Denton Area Plan Community Visioning Open House to obtain input and feedback from residents and business owners. Here are the topics we will talk about and want your feedback on:

  • Land Use and Dens

  • Mobility

  • Land Preservation/Open Space

  • Recreational Amenities

  • Historic Preservation

  • Additional topics identified as part of public engagement efforts

Each open house will cover the same information. Staff will be available to discuss the plan and answer questions from those in attendance.
